Lincoln Title uniquely offers a flat rate settlement fee of $475 on purchases and $500 on refinances, without all the extra fees you sometimes see. They even offer free remote closings, whether it's at your local coffee shop or the real estate agency. "An all-inclusive rate cuts down on questions for the real estate agent to have to answer," Ty says, "when it comes to closings, the agents already get enough questions."
Speed is also important in a market like Nashville, "there can't be this four to five day turnaround time on title searches," says Ty. Their underwriters average one to two days and can rush it in 24 hours. "If we get our search back in 24-48 hours, there's no reason why we can't close in a week," he says. They make sure they're on top of everything on their side, doing their due diligence to make it happen. 
Lincoln Title has notaries in-house and keeps a list of remote closers on file, ready to close at your requested time and place. To streamline the process further, they use top-tier software and work in secured partnerships with vetted bank partners. Already growing in Middle Tennessee, Lincoln will expand to Knoxville next. Ty will solidify Tennessee's presence, then consider moving to other states as well. Ultimately, his goals are about being happy. "As I was growing up, people always asked me what I wanted to do when I got older. I see it as happiness. Obviously, you want to be successful and proud of what you've built, but that sense of pride feeds happiness. I want to be able to tell people that I'm happy, and I am! In that sense, I've already succeeded."
