Building Something Bigger

Brian Dougherty has rarely chosen the predictable path. Throughout his career, the common thread has been a willingness to leave established success and comfort in pursuit of building something new—whether restoring a historic inn, expanding an existing luxury brokerage, or building a new one from the ground up.

Looking back, none of those decisions came without risk. Each became a defining chapter in shaping the entrepreneur, brokerage leader, and luxury real estate advisor that he is today.
Originally from New Jersey, Brian began his career in marketing luxury residential developments, working on high end projects across the country. From Jackson Wyoming and Las Vegas to the Caribbean, he developed an appreciation for thoughtful design, extraordinary service, and the expectations of discerning clientele.

“I’ve always loved building something,” Brian says. “Whether it’s a property, a business, or a team, that’s what excites us the most.”

During the financial downturn of 2008, Brian and Nick, his partner of 20+ years, found themselves asking what would come next. NYC-based at the time, the couple were having a “wouldn’t it be great…” conversation about purchasing and restoring a historic inn on Cape Cod.  Although they lacked the capital to purchase the property themselves, a thoughtful business plan evolved, ultimately attracting 9 investors who supported their vision.  The result was a hugely successful boutique hotel venture that earned them credibility and great experience.   

After selling the inn, Brian became an equity partner at Osterville based Robert Paul Properties, helping establish the firm’s Boston presence while strengthening the connection between the city’s luxury market and Cape Cod. What began as a way to better serve Cape clients living in Boston quickly evolved into a thriving private brokerage business model throughout the region.
When the chance to sell his part of the business presented itself 6 years in, Brian joined Compass as a Managing Director in the Boston office, where he experienced some of the strongest years of his career. Then NYC based Corcoran Group, founded 50 years ago by Barbara Corcoran of Shark Tank fame, approached him about leading the brand’s expansion across Massachusetts.

Once again, he and Nick found themselves choosing between comfort, and possibility.
To launch Corcoran Property Advisors, the two sold the oceanfront home they had spent years renovating and invested in building Corcoran’s Massachusetts presence from the ground up.
“It depends on the day,” Brian says with a laugh. “Some days I wonder, ‘What were we thinking?’”

Yet only a few years later, Corcoran Property Advisors has become one of the region’s fastest-growing luxury brokerages, with 3 offices serving Greater Boston, the South Shore, Cape Cod, and the Islands. The firm sells hundreds of millions of dollars of property each year, and has earned a reputation for elevated marketing, a collaborative culture, and a tremendous international referral network.

The momentum is reflected in the firm’s representation of some of New England’s most significant properties, including a $49 million estate on Martha’s Vineyard. Brian is marketing the property alongside his close friend and coastal property collaborator Maggie Gold Seelig, reflecting his belief that remarkable properties deserve meaningful partnerships.
Although Brian continues to represent luxury buyers and sellers, he and Nick are increasingly focused on building a brokerage where entrepreneurial agents can create enduring businesses of their own.

“I’ve been fortunate to learn from remarkable people throughout my career,” he says. “Creating an environment where talented agents can do their best work—and build something special for themselves—is one of the most rewarding parts of this chapter.”

Away from work, Brian and Nick are raising their two sons, Henry and Sam, who have reshaped their definition of success. While leading a growing brokerage and representing some of the most significant sales in the region remains deeply fulfilling, they consider being present for their family to be the accomplishment that matters most.

Looking ahead, Brian’s vision extends beyond production milestones. He is focused on continuing to grow Corcoran Property Advisors thoughtfully by attracting talented agents who want to build successful businesses.

For this top producer, success has never been about taking the easiest path. “It's about recognizing opportunity, trusting your instincts, asking Nick for permission”, he laughs, “and having the courage to build something meaningful”.
