Pat Gannon, Senior Vice President of Mortgage Lending at Rate, has spent 27 years in mortgage lending, driven by a simple goal: making the financing process feel less overwhelming.

“I want to make the mortgage process much less intimidating for clients,” Pat says.

Originally from Northern Virginia, Pat attended high school in Alexandria before earning his degree from Elon University in North Carolina. After meeting his wife, Denise, in 1999, he eventually made the move across the Potomac River in 2000. Today, they enjoy spending time with their grown children, Boomer and Hope, along with their first grandchild, Michael, often relaxing together at the beach.

Rob Shepherd, Producing Branch Manager at Rate, has built his career on relationships. A Maryland native who grew up in Galesville, Rob studied economics and played lacrosse at the University of Lynchburg before entering the mortgage business in 1998.

“At the time, I was drawn to the financial side of the business, but what kept me in it was the relationship side,” Rob reflects. “A mortgage is one of the biggest financial decisions most people make. Being part of that moment and helping people understand it has always mattered to me.”

Today, Rob and his wife, Erin, enjoy life in Severna Park with their son, Ashby, and their yellow lab, Shep, spending much of their free time boating, fishing, watching lacrosse, and enjoying the Chesapeake lifestyle.

Working as an Extension of the Team
Although Pat and Rob each lead their own operations within Rate, they approach every transaction with remarkably similar priorities. Both believe strong communication on the front end creates smoother closings on the back end.

For Pat, speed is a defining strength.

“We can close a mortgage in 10 days, and myself and my team are available 24/7/365,” he says. “We know we need to be available when our clients are.”

His support team—including Production Manager Erin Scarpa and licensed sales assistants Sara Hanson and Nicole Bookout—plays a vital role in maintaining that standard. Before any pre-approval letter goes out, Pat insists every detail be thoroughly vetted.

“My reputation is on the line every time,” he says. “We don't issue a pre-approval without making sure it is ‘bulletproof.’”

Rob shares the same commitment to preparation.

“A stronger pre-approval, better communication, and a clearer strategy on the front end usually lead to fewer problems later,” he explains.

Supported by Mortgage Consultant Abby Church and Loan Coordinator Sharon Sebok, Rob focuses on helping buyers and Realtors navigate even the most complex financing scenarios through thoughtful planning rather than quick answers.

“To me, success is about more than numbers,” Pat says. “It's about trust, consistency, meaningful relationships, and knowing you've made a positive impact on the people you serve.”
Rob echoes that perspective.

“Success is building a business and a life that you are proud of,” he says. “Professionally, success means being someone clients and Realtors trust when the stakes are high.”

Their guiding principles reflect that mindset. Pat often reminds clients that “Clarity builds confidence,” while Rob believes, “Preparation creates confidence.” Though phrased differently, both philosophies emphasize education, transparency, and empowering clients to make informed decisions.

As the housing market continues to evolve, Pat and Rob remain focused on delivering the same qualities that have defined their careers: experience, accessibility, strategy, and execution.
