Shaping the Future of Empire with West Fork Village

Born and raised in the foothills of Golden, Colorado, Brandi Wolff has spent the last seven years carving out a name for herself in real estate. With over 100 homes sold during that time, she has built her business entirely through referrals—a testament to the trust she has earned among her clients. Now, she is taking on her most ambitious project yet: bringing West Fork Village to life in the historic mountain town of Empire, Colorado.
West Fork Village is more than just another residential development; it’s a groundbreaking community, both literally and figuratively. It will be the first new subdivision of single-family detached homes in Clear Creek County in decades, a project that combines thoughtful planning, quality craftsmanship, and a deep respect for the town’s character. And for Brandi, it’s personal. “It’s been amazing to be part of a development from its inception and hopefully contribute to making the community the best it can be,” she says.
The project is a family affair, with her father, Alan Wolff, at the helm of A.D. Wolff Custom Homes as the builder, and her brothers-in-law, André and Justin Suissa, leading the development through Avoriaz LLC. Their collective experience and shared values have shaped West Fork Village into something special. “It’s crucial to me as an agent to make sure that the developments I promote are built on integrity—both in terms of the final product and the process of getting buyers and sellers to the finish line,” Brandi explains. “West Fork Village will be a prime example of this deep-seated commitment.”
After two years of meticulous planning, the 16-home community is finally ready to break ground this year. Every detail has been thoughtfully considered, from maximizing mountain views with strategic lot positioning to ensuring that each home offers functional, livable spaces. The homes will feature two-car attached garages, walk-out basements where applicable, and designs that make the most of every square foot. “Iteration after iteration of the home designs have absolutely been perfected so as not to waste any space and create a layout that will flow beautifully and functionally for the homeowner,” Brandi says.
Beyond the homes themselves, West Fork Village is making significant contributions to Empire’s infrastructure. The project is planning to introduce asphalt-paved roads—replacing some of the town’s predominantly dirt streets—and improve drainage on Cowles Street, addressing a long-standing flooding issue. Additionally, a newly constructed trail will provide residents and visitors with direct access to the scenic West Fork Clear Creek. “We want this to be a development that truly benefits the community,” Brandi says. “It’s not just about selling homes; it’s about enhancing the town and creating something lasting.”
One of the most notable aspects of West Fork Village is its pricing. In a market where mountain homes often exceed the million-dollar mark, these residences will be priced well below that threshold—making them an attainable option for buyers seeking a balance between affordability and quality. “It’s rare to see a newbuild community in the mountains at this price point,” Brandi notes. “We wanted to create something that wasn’t out of reach for people who love this area and want to call it home.”
Another major differentiator? West Fork Village is not part of a Metro District. Unlike many new developments that shift infrastructure costs onto homeowners through increased property taxes, this project is structured differently. “It’s pretty common to see newbuild communities be part of a Metro District nowadays, which typically increases homeowner taxes due to the builder taking out bonds from the county or city to pay for infrastructure,” Brandi explains. “Instead of the builder paying back those bonds, the cost can get tacked onto property taxes for the homeowner in the future. We specifically decided that we wanted to create a community that does not put an unnecessary burden on the homeowner. The upfront cost for infrastructure is on the developers, and there will be no special taxing district.”
For Brandi, real estate has always been about more than just transactions—it’s about people, integrity, and making a positive impact. “It’s very exciting to be able to ensure the quality of what I’m promoting and have an opportunity to advance my biggest focus for my clients in general, which is contributing positively to their lives through real estate,” she says. Her track record speaks for itself, and with West Fork Village, she’s adding another chapter to her career—one that embodies her values and passion for helping others find their place in the world.
With pre-sales already underway and groundbreaking scheduled for early 2025, West Fork Village represents a unique opportunity to be part of Empire’s future. Brandi couldn’t be more excited. “I’m so incredibly thrilled to bring West Fork Village to market with a wonderful product at a fantastic price.”
