Town & Country Bank

Applying for a home or commercial loan can feel intimidating. Whether it’s getting help determining the actual amount you need or finding answers to questions about your credit, you want to bank with someone who understands where you’re coming from and where you want to go. With its ten locations, Town & Country Bank not only gets you the answers you need – they will treat you with dignity and respect throughout the entire process.

“We’re a smaller hometown bank that has that hometown feel,” says Wes Davis, Market President of the Ava Town & Country Bank. Cindy Morgan, Lender and Vice President at the Ava branch adds, “We’re known for our excellent customer service - we are a small, hometown bank, but we also have the products and modern tech convenient services like bill pay and phone apps. We can offer a lot of the same services that larger banks offer. When you call us, you will speak with one of us, not an automated operator.”

Cindy began her banking career in the 1990s. She liked it and never turned back. “I like being able to help people. Whether a client is getting a home loan or needs help understanding credit – how important it is, or how to build it or repair it. If you don’t have the best credit, you can still apply. There are a variety of options available with in-house products and underwriters. We’re making those decisions locally and want to help as many people as we can.”

Town & Country Bank offers fixed rate and adjustable rate lending. The first steps to obtaining loans for purchasing a residence, new home construction loans, USDA/FHA loans, or VA loans are simple. First, the actual need is determined, which helps a client decide if they want a fixed rate or a variable rate, and then the application is processed by acquiring financial information and pulling credit history. “A major advantage for our customers is that we’re able to make those decisions here. We don’t have to wait on a loan committee,” says Cindy.

“We try to always be available to our customers. Even with a fixed rate market option (loans that are typically sold), we continue to service our loans even if they get sold,” Cindy says. “Our customers aren’t passed along to new loan owners.”

Town & Country Bank not only enjoys referrals from real estate agents and builders for consumer real estate loans, but also offers commercial lending for land, cattle, and other agricultural needs. “Not a lot of lenders are able to meet those kinds of needs,” says Cindy. “We are flexible – able to lend in the states of Missouri or Illinois for a fixed rate or variable rates in Arkansas and Missouri. Not everyone thinks it’s possible to get a loan, but when we get to help someone accomplish the dream of home ownership or business expansion, it’s a great feeling to know you’ve helped them achieve that goal.”

For Wes Davis, who oversees the south market, including the Ava, Mountain Grove and Licking branches, the love of agriculture runs deep. “I had taught agriculture for 10 years when I was approached by the bank. They needed someone with an understanding of agriculture and commercial lending, so I started out as a lender and went from there.”

“My favorite part of my job is the people - working with excellent folks. We have an excellent team with great leaders, and that resonates to our customer service. I enjoy meeting people, going to their business or farm and seeing how their typical day goes. People take pride in their stuff - they want to share what they’ve accomplished, and I am blessed to be able to witness that,” says Wes.

“We also service the Springfield area with ag loans and brick and mortar loans. We are partnered with SBA, are a preferred lender/shared lender, and also process FSA loans on the agriculture side,” Wes says. “We’ve recently expanded into the St. Louis market. All ten of our branches are owned by one family, including St. Louis city. We have a deep understanding of loans for cattle and equipment, but understand the need for quality customer service in brick and mortar commercial real estate as well.”

“Our continued success comes down to service. We are always available to answer client questions and seek to go above and beyond. We have great relationships with real estate agents because they see how we treat people and value our exceptional services and products. At Town & Country Bank, we definitely want to make a connection - you don’t have to come to town to do your banking, but when you do, you’ll feel welcome.”
