Susan Theroff, Senior Mortgage Banker at Flat Branch Home Loans, helps clients get prequalified to purchase a new home or refinance the home in which they have been living. “The Senior in my title is accurate, although I don’t want to call myself old,” Susan laughs. “I started in banking back in 1992 as a State Bank Examiner and then went on to do internal auditing. I also worked as a bank branch manager before jumping into the mortgage business in 1997 as a Loan Officer Assistant.” Within three years, Susan became a full Loan Officer and now has over thirty years of experience helping clients reach their goal of owning a home.
 
With a degree in Accounting from Truman State University, Susan found that she enjoyed interacting with her clients more than sitting behind a desk doing paperwork all day. “Getting to see their joy and excitement when they purchase that house they’ve always wanted is wonderful. There’s still plenty of paperwork to do in this job, but I find it’s a good mix of that and being able to have that one-on-one communication with all of my clients from the beginning of the loan process all the way to the closing table, that is so rewarding,” says Susan.
 
When it comes to working with first time buyers, Susan breaks down the process step by step. “I believe there are no stupid questions, and I encourage buyers to speak up when they don’t understand something,” Susan says. “You don’t know what you don’t know, right? So I make a concerted effort to explain things to make sure they have a good comfort level with such an important process of borrowing more money than they have ever borrowed before.”

Susan not only helps new buyers, but has many repeat clients. “My clients mean the world to me, and I’ve worked with a lot of them for many years,” says Susan. “I’m honored when they send their children, and now even grandchildren, to me to get a home loan. That makes me know I’ve done it right for them and they know that they and their families can trust me to take care of them.”
   
Real estate agents can count on Susan to go the extra mile when prequalifying their client. “I have wonderful referral partners with my real estate agents and have worked with most of them for many, many years. They know that if they send me a client I will take great care of them and represent them in a positive and professional way,” says Susan. “Real estate agents have a tough job, especially in the last few years, and I make sure when I prequalify their clients that I’m 100% sure the client is completely qualified to purchase a home,” Susan shares. “It may take me an extra step or two during the prequalification process if a client has a unique or hard situation, but my agents know once I write that prequalification letter, that the deal will go smoothly with the loan.”
  
As banking continues to grow, Susan will continue to grow with it. “I’ve learned over all these years that things change. The lending world looks very different from when I started, especially technologically. I’m not exactly sure how things will continue to change in this industry, but you can bet I’ll be here learning all of the new things as they come my way.”
