Gary Manley grew up in Vandalia, Illinois, a small town where his curiosity about how things were built took root early. “I’ve had an interest in architecture since I was a teenager,” he says. That fascination led him down a winding path through various jobs in construction and beyond, but it wasn’t until 2011 that Gary found the career that would align perfectly with his passions and personality: home inspections.

Today, Gary is the owner and inspector at Assurance Home Inspection Services, a business dedicated to providing clients with confidence in one of their largest investments: their homes. “I try to deal with each client on a personal level,” he explains. “I ask about their concerns and try to explain things in the simplest terms. I want them to know that I have their interests in mind when doing their inspection.”

Before founding his company, Gary spent time in the construction industry, working for Jewett Roofing Co. in Greenville, Illinois. He bounced between jobs and fields, learning a wide variety of skills along the way, but he always knew he wanted to work with homes and people. “After leaving the construction industry, home inspections seemed like a good fit. I enjoy talking to people and I love talking about homes,” he says.

Gary describes himself as a “people person,” and he believes this quality has been central to his success. “I truly want to help people,” he notes. “Success to me is being able to make a living while doing something I enjoy.” That enjoyment comes from both the craft and the human side of his work — explaining inspection findings, answering questions, and ensuring that clients feel comfortable every step of the way.

Assurance Home Inspection Services offers a range of services, from buyers’ inspections and pre-listing inspections to light commercial inspections. While the company works primarily in the Metro East area, Gary extends his services to surrounding counties including Macoupin, Montgomery, Bond, Fayette, Clinton, and Marion. For specialized needs, he has a trusted network of ancillary inspectors covering termite, radon, sewer, and septic services.

“Protecting peace of mind” is the guiding principle of Gary’s business. He wants clients, especially first-time homebuyers, to feel secure in their decisions. “My ideal client is a first-time homebuyer or a buyer who has never had a home inspection,” he says. That philosophy extends to how he interacts with clients, ensuring every inspection is thorough and every report is easy to understand.

Gary’s professional life is closely intertwined with his personal one. He has been married to his wife, Christy, for 22 years, and together they have a blended family that includes a 29-year-old stepdaughter, Arika, and a 17-year-old son, Aaron. Family activities — cooking, eating, watching movies, playing games, and listening to music — are central to his life.

One of the aspects Gary enjoys most about his work is the flexibility it affords. “In the past I had to sacrifice time with my family for my job. Now I make the schedule, so I can spend more time with my wife and kids,” he explains. The freedom of being his own boss allows him to also serve his church and maintain outside commitments that were not possible in his previous roles.

For the future, Gary hopes to expand his network within the real estate industry. “I would like to grow a larger network of agents, lenders, and title companies to partner with,” he says. His involvement with platforms like Real Producers reflects that goal. “I’ve been part of other networking groups in the past, but Real Producers is more focused on the real estate industry. These are the people I need to be in contact with on a daily basis.”

Gary lives by two quotes that shape his approach to both business and life: “Be the change you want to see in the world” and “I can do all things through Christ who strengthens me.” Honesty and integrity are the hallmarks of his work, and they define the way he interacts with clients and colleagues alike.
